PRE-APPROVAL

  • A pre-approval shows you’ve spoken to us, provided initial documentation, set your budget and considered the next steps. 
  • This can give you an advantage over other home shoppers in a competitive market

DOCUMENTATION REQUIRED

  • Two most recent and complete tax returns
  • Two most recent W-2s
  • Two most recent pay stubs
  • Two most recent and bank statements
  • A copy of your photo ID
  • Self-employed borrowers may need to provide additional documentation

SEARCH FOR YOUR HOME

UNDERWRITING & APPRAISAL

  • Meet with your agent to determine your wants and needs. We will guide you through the process of buying your 1st home.
  • Once you’ve found your dream home, work with your agent to negotiate a price. 
  • Once your offer is accepted, a home inspection is scheduled. The inspection will confirm there aren’t any hidden problems with the foundation, plumbing, heating, cooling and electrical systems

UNDERWRITING & APPRAISAL

  • We’ll verify your application information, assess your credit and collateral, and order an appraisal to ensure you’re not overpaying. In this stage, the underwriting process begins.
  • An underwriter will complete an initial review within 48 hours.
  • If we require any additional information, also known as conditions, we will work with you to clear conditions within 2 days.
  • Your loan will return to an underwriter for final review and a clear to close (CTC).
  • The loan processor will inform all parties of the CTC and verify the closing date and time.

CLOSING

SUPPLEMENTAL TAXES

Time to celebrate! 

  • Once the paperwork is signed, you’ll receive the keys to your new home!

Arrive prepared:

  • Plan to review the final documents to confirm the rate and loan amount.
  • Bring a cashier’s check to cover the closing costs and down payment.
  • Bring your photo ID and possibly a Social Security card to confirm your identity.

  • You will receive a one time Supplemental Tax Bill, this is due when there is a change in ownership. The property will be re-assesed at the new purchase price.
  • This is different than your regular property tax, which is paid with your mortgage payment via your escrow impound account, 1st Installment will be due in Nov 1st, no later than Dec 1st and the 2nd Installment due Feb 1st, no later than April 1st.

  • Verificaremos la información de su solicitud, evaluaremos su crédito y garantía, y ordenaremos una inspección de avalúo para asegurarnos de que no está pagando de más. 
  • En esta etapa comienza el proceso de suscripción.Un asegurador completará una revisión inicial dentro de las 48 horas.
  • Si requerimos información adicional, también conocida como condiciones, trabajaremos con usted para aclarar las condiciones dentro de 2 días.
  • Su préstamo volverá a un suscriptor para una revisión final y un cierre claro (CTC).
  • El procesador de préstamos informará a todas las partes del CTC y verificará la fecha y hora de cierre.

  • Recibirá una Factura de impuestos suplementarios por única vez, que cambia cuando hay un cambio de propietario. La propiedad será reevaluada al nuevo precio de compra.
  • Esto es diferente a los impuesto que uno recibe regularmente, que se pagan con el pago de su hipoteca a través de su cuenta de depósito en garantía, la primera cuota se vence el 1 de noviembre, a más tardar el 1 de diciembre, y la segunda cuota se vence el 1 de febrero, a más tardar el 1 de abril.
